Homeowners, beware of scammers targeting your properties. Reports indicate that a woman from Louisburg, North Carolina, named Dawn Mangum, allegedly submitted a fraudulent deed for a home listed at $4.5 million.
The property in question belongs to Dr. Craig Adams, a local dentist in Wake County, who stated that he has never met Mangum and that she has no legitimate claim to his home.
On Monday evening, Mangum surrendered to authorities on charges of attempting to obtain property by false pretenses. Police documents claim that she knowingly and intentionally, with the intent to deceive and defraud, filed a false warranty deed for Adams’ property.
“[I’ve] never met this woman in my entire life, [a] total stranger,” Adams told a local outlet. “Something like this makes you feel violated, vulnerable, frightened.”
Adams discovered the fraudulent filing after someone from the neighborhood management company reached out for gate access codes.
Even if Mangum is found guilty, Adams will still need to pursue civil action to rectify the property records.
Currently, Mangum is being held in jail with a bond set at $150,000.
If you are a homeowner, you should ask your local Register of Deeds to set up a fraud alert so that anytime something is filed, you will get a notification.
Zillow advertised the property as a foreclosure, therefore, Dawn he didn’t realize what she was doing was illegal. She has no prior records and deserves her day in court. She deserves a good defense attorney.
It’s so sad that she will not get up off ssa and go to work
